Amenities & Maintenance

NPMA communities offer a variety of amenities designed for convenience and lifestyle, including fitness centers, swimming pools, and lush outdoor spaces. Our communities provide professional on-site management and 24-hour emergency maintenance. All residents receive the same response service, ensuring that maintenance requests are handled promptly and fairly.

Pricing & Fees

Varying per property, in addition to base rent, your monthly statement may include water, sewer, and trash; bulk internet service fee (required at select properties); and a Property Damage Liability Waiver (PDLW) fee if you do not carry your own renter’s insurance. Rental rates are market-based and may change. We encourage you to ask our team for a full cost breakdown before applying.

No, both fees are non-refundable. The application fee is charged per adult applicant (age 18+) and the administrative fee is charged per household. Neither can be returned if you are denied, change your mind, or the unit becomes unavailable. Please confirm current amounts with our leasing office before submitting.

The security deposit is due after application approval and is required to secure the apartment. The timing and amount are outlined in your lease agreement and must be paid within the required timeframe to hold the unit.

Security deposits are refundable at move-out in accordance with your lease terms and applicable state laws, less any applicable charges for damages or outstanding balances. If you choose to cancel after approval, any applicable fees or charges will be handled in accordance with the lease and state regulations.

The Property Damage Liability Waiver (PDLW) is not renter’s insurance. It covers damage liability to the property but does not protect your personal belongings. If you carry your own renter’s insurance policy, you may be able to opt out- just bring proof of coverage to the leasing office. Residents may choose to carry renter’s insurance for personal property protection.

The Application Process

Applicants must meet our written resident selection criteria, which are applied consistently and uniformly to all applicants.

Applicants must meet the income requirements outlined in our written screening criteria, typically around 2.5-3 times the monthly rent. Income is verified and evaluated consistently for all applicants. Credit, rental history, and other screening factors are also reviewed in accordance with our standard criteria.

Applicants are required to provide documentation to verify identity, income, and rental history. This may include a government-issued photo ID, proof of income (such as pay stubs, W-2s, or tax returns), and prior rental information. Additional documentation may be requested as needed to complete the application screening process.

First-time renters are welcome to apply. If you have no prior rental history, a co-signer may be required. A co-signer guarantees the lease financially but does not live in the unit and must meet their own qualifying criteria. All applicants and co-signers must meet the community’s written screening criteria. Approval is not guaranteed and is based on the complete application.

Submitting an application does not reserve a unit. A unit is only held once the application is approved and the required security deposit is paid. All applications are evaluated using the same written criteria and applied consistently in compliance with the Fair Housing Act. Please contact the leasing office to confirm unit availability before applying.

Lease Terms

Most communities offer 12-month leases as the standard. Shorter terms may be available at some properties and may carry different rates, which are applied consistently to all applicants.

If you do not plan to renew, most communities require written notice (typically 60 days). Early termination is subject to the terms outlined in your lease agreement. Written notice of any renewal rate changes will be provided before your lease expires.

Pet policies vary by community and are subject to a non-refundable pet fee and monthly pet rent. Please contact the leasing office for current details.

Service animals and emotional support animals (ESAs) are not subject to standard pet fees or breed/weight restrictions. We comply fully with the Fair Housing Act for assistance animals and will provide guidance on the accommodations process. Documentation may be requested in accordance with applicable laws.

Moving In

If you move in on a day other than the 1st, your rent will be pro-rated to cover only the days from your move-in date through the end of the month. Full rent is due on the 1st of the following month. Pro-rates are calculated according to the community’s written policy and applied consistently to all residents.

The availability date listed reflects when a unit is expected to become vacant, not when it will be move-in ready. Some preparation or maintenance may be required before move-in. Actual move-in dates are confirmed by the leasing office and applied consistently to all applicants.
